We have worked with all types of renting from conventional apartment communities, subsidized housing and income properties.  Thus, we have the flexibility to work with a myriad of situations in the rental industry.  It is our mission to treat the rentals entrusted to us with the same level of pride and efficiency, as  we would our own rentals.  Working under the philosophy that keeping a nice clean rental, and responsive nature to maintenance issues, keeps a good renter happy, we will ensure a lower-turnover rate and lower sunk costs for making a rental, “rent-ready.”  So, let’s get down to the details.

Traditional Property Management Services

Services Included in Management Fee, Based on % of Rent (No Additional Fees):

  • Advertise the vacancy of a rental.
  • Field calls from interested parties.
  • Track activity to effectiveness of marketing.
  • Take potential renters on tour of rental.
  • Screen tenants credit and criminal history
    • (Felonies and Open Bankruptcies automatic denial).
  • Contact rental references.
  • Conduct pet interviews with clients that wish to allow pets.
  • Provide all necessary paperwork to process and lease.
  • Conduct move-in and periodic inspections of rental.
  • Send monthly statements to show profit and loss activity.
  • Collect all monies owed the property (ie. security deposit, late fees and rent).
  • Coordinate any maintenance issues and respond to emergencies.

 

Rental Consultation and Placement (New)

Two options with a one-time up-front:

Service Package #1:

  • Suggestions to get your home rent-ready to maximixe your monthly rent.
  • Management of approved maintenance.
  • Advertise and show to find qualified applicants.
  • Conduct a detailed background check on potential residents.
  • Negotiate a lease with a quality tenant for a minimum 12-month lease.

Service Package #2:

  • Advertise and show to find qualified applicants.
  • Conduct a detailed background check on potential residents.
  • Negotiate a lease with a quality tenant for a minimum 12-month lease.

With both packages the property is turned back to the owner after a lease is signed.  Any future consultation, will be charged an hourly rate.
